Appraising a commercial property with a strong working experience in property management, and having funded more than $850,000,000 in mortgage debt allows me to see “issues” early, and get the most important data to best understand any problems effecting the value of the property. I find strength and weaknesses in property management reporting that most appraisers and lenders miss or do not ask the right questions. My experience base in appraisal and financing is in all property types, and essentially for all the main lender types. Work has been primarily in California, but also in Nevada and Arizona. In addition, I now do the asset management for office and hotel properties.
For mortgage brokerage, I essentially clean-up any problem issues in the property management reports to eliminate questions or conflicts. And then I do an evaluation as to probable fair market value while establishing a complete set of what will be the needed reports so as to not have any surprises in the appraised value while expediting the process due to having everything ready before the appraisal commences.
